JOB SUMMARYThe Corporate Real Estate Manager (REM) is responsible for ensuring the Companys property transactions and management align with strategic objectives, financial goals, and operational requirements for a $2MM real estate portfolio in the US. This includes 35+ leased offices representing $90,000 rentable square feet. This position is both strategic and hands-on, requiring the RSM to work with multiple departments and leaders to ensure best value, timeliness and service in a fast-paced environment.Ideal candidates have demonstrated experience in the corporate commercial real estate arena, are exceptional project managers and can interact effectively with executive and all other corporate staff levels, field management, and external brokers, landlords and architects.ESSENTIAL FUNCTIONSThe functions listed describe the business purpose of this job. In the event of uncertainty or lack of knowledge of company policies and procedures, employees are required to request clarification or explanations from superiors or authorized company representatives.Core Duties include:Oversight and management of the lease transaction projects, lease documents, and day-to-day project activities.Interact with field offices to establish requirements for renewing, downsizing, expanding and/or relocating upon current lease expiration. Engage tenant rep broker to prepare market survey, Issue lease RFPs, obtain and analyze proposals, and enter into LOI Review lease or lease amendment; redraft as warrantedPerform detailed space programming and space planning work, including reviewing and marking up construction drawings (e.g. MEP engineering drawings), in conjunction with the field office / operational leader.Execute lease transaction projects, including defining requirements, undertaking market analyses, requesting lease proposals, performing financial and qualitative analyses, negotiating deal terms with all parties, securing internal approvals from executive management, and executing the lease.Draft or redraft leases and lease amendments, subleases, SNDAs, agency and engagement letter agreements, architectural and engineering contracts, termination agreements, and landlord default letters and other documents. Work with the legal department as appropriate regarding all legal documents executed by the company. Manage vendor relationships.Responsible for remodeling project after lease or lease amendment execution (most projects require the landlord to turnkey the job at its sole expense). Track tasks and deliverables by all parties, and communicate project status until project is completed. Oversee and manage rent administration across all leasehold assets. Issue all company Real Estate Notifications relative to office openings, closures, and office relocation.Appropriately respond to lender foreclosure, and condemnation and eminent domain events.Develop and periodically revise policy for lease transaction process and management. Work with (1) the marketing team to establish Office cosmetic standards (e.g. paint, carpet, application of Company branding) and (2) the security team to establish core standards for office security to include access control minimums and other key measures.Work with the Purchasing team to establish vendor pricing for flooring, furniture, and similar and in accordance with established style and Company Brand.Performs additional functions, duties and specific tasks of a similar nature and scope as necessary in order to achieve assigned business objectives.
